Franklin County Recorder and Dublin Deeds

The Franklin County Recorder's Office is where all Dublin deed records get filed. The office is at 373 South High Street, 18th Floor, Columbus, Ohio 43215. Franklin County uses a cloud-based search system called Vanguard by GovOS. It launched in November 2022 and replaced the old CountyFusion system. The new platform uses OCR to scan recorded documents for specific words. You can use wildcard searches too. An asterisk replaces any number of characters. A question mark replaces one character. For example, "Jo*" matches both JOHN and JOYCE. This makes it easy to find Dublin deed records even when you are not sure of the exact spelling.

Index coverage for deeds starts on January 2, 1914 in the new system. Mortgage indexes go back to January 2, 1970. For older Dublin deed records from 1804 to 1913, the deed index books are still accessible through the previous CountyFusion search engine.

File Dublin Deed Records

Recording a deed for Dublin property costs $34 for the first two pages and $8 for each additional page. Documents that do not meet Ohio format rules under Section 317.114 get charged an extra $20. Use font size 10 or bigger. Stick to black or blue ink. Paper must be standard letter or legal size. Leave a three-inch margin at the top of the first page.

Under ORC Chapter 5301, the grantor must sign and have the deed acknowledged before a notary. Section 317.111 requires the preparer's name on any deed that conveys title. Per ORC Chapter 317, the Franklin County Recorder indexes each document by grantor and grantee. Until a deed is recorded, it can be considered fraudulent against a later good-faith buyer under Section 5301.25. Dublin property buyers should record their deed right away.
