Types of Mentor Deed Records

Several types of deed records get filed for Mentor properties. Warranty deeds are the most common. They transfer full ownership with a guarantee of clear title. Quitclaim deeds also get recorded often. These give up whatever interest the grantor has, but with no promise about the title. Both types must be filed at the Lake County Recorder to take effect against third parties.

Under ORC Chapter 5301, every deed must be signed and acknowledged before a notary or other authorized official. The grantor's name needs to be printed below the signature if it is hard to read. Per Section 317.082, Social Security Numbers cannot appear on recorded documents unless the law requires it. Mentor property owners should check these rules before submitting any deed for recording.
