Types of Union County Deed Records

The Union County Recorder processes many types of land documents. Warranty deeds, quitclaim deeds, and survivorship deeds are the most common. The office also handles mortgages, mortgage satisfactions, liens, easements, and powers of attorney. Under ORC Section 5301.25, all deeds must be recorded in the county where the property is located. Failing to record a deed can leave a buyer exposed to claims from later purchasers who had no knowledge of the earlier transfer.

Each deed filed in Union County must meet specific legal requirements. The grantor must sign and have the deed acknowledged before a notary public or other authorized official under Section 5301.01. Social Security Numbers cannot appear on recorded documents unless required by law, per Section 317.082. These rules apply to every document the Union County Recorder accepts for recording.
